How Often Should a House Be Painted in Ontario?

Rather than working to a fixed number of years, inspect annually. Chalking, hairline cracking, opened caulk joints, lifting edges and any bare wood are the signals that a surface is due.

• • Wood siding and trim — the shortest cycle, especially on sun-exposed elevations
• • Aluminium and previously painted metal — longer, but chalking eventually requires attention
• • Previously painted brick — long intervals, but repair is more involved when it does fail
• • Doors, railings and horizontal surfaces — the fastest wearing items on any building

Why exposure matters more than age

South and west elevations receive the most direct sun and the most weather, and typically fail years before north and east elevations on the same building. Near Lake Erie — Port Stanley in particular — wind-driven moisture shortens the cycle further on lake-facing sides.

This is why partial repaints are a legitimate maintenance strategy rather than a shortcut.

• • Hallways, stairwells and entryways — the highest-contact areas in any home
• • Kitchens and bathrooms — moisture, heat and cleaning shorten the interval
• • Bedrooms and formal rooms — the longest intervals in most households
• • Trim and doors — wear at handles and edges usually shows before walls do

Maintenance that extends the interval

• • Wash exteriors periodically to remove dirt, chalking and organic growth
• • Keep gutters and downspouts clear so water is not running over painted surfaces
• • Re-caulk failed joints before water gets behind the coating
• • Trim vegetation back from siding to reduce trapped moisture
• • Address bare wood promptly rather than waiting for a full repaint
